GOLDMARK Property Management Project Manager - Landscaping in Fargo, North Dakota

The Project Manager - Landscaping is responsible for managing all landscaping projects/maintenance for an assigned portfolio of residential and commercial properties within a geographic region. This position will coordinate all aspects of landscaping projects, overseeing them from conception to completion, and will ensure that completed projects are maintained properly. This position will work closely with vendors and contractors, as well as lead a small team, making sure projects stay on time and within budget. Aside from overseeing landscaping projects, the Project Manager – Landscaping will also produce drawings of finalized projects, maintain project records, and communicate with managers and property owners. This position will also act as a resource for other project managers providing guidance in relation to landscaping projects outside of their assigned geographic region.

  • Ensure decisions made and work completed represent GOLDMARK culture.

  • Develop project scope and specifications for landscaping projects. Coordinate the bidding process. Manage assigned landscaping projects within assigned budgets. Coordinate scheduling with site managers, maintenance managers, and contractors. Monitor work progress and quality of contractors.

  • Physically inspect and approve completed work by contractors on projects to ensure quality and specifications have been met. Ensure that any necessary corrections are completed before payment is approved. Review and recommend for payment landscaping bills within established guidelines. This may include inspecting landscaping and/or physical equipment installations.

  • Perform regular inspections of assigned properties to identify landscaping improvement needs and recommend ongoing preventative maintenance improvements.

  • Develop annual landscaping budgets. Recommend projects and provide estimated costs to company management and property owners.

  • Provide regular budget updates and summaries on landscaping projects for presentation to company management and property owners.

  • Complete special projects and other duties as assigned.

Experience, Education, and Licensure:

  • Four or more year’s of experience in landscaping.

  • Strong interpersonal and communication skills with ability to relate to a diverse group of people.

  • Proven ability to lead and motivate a team to achieve consistent high-level results.

  • A motivated, well-organized and self-directed individual who is a team player.

  • Ability to multi-task, prioritize responsibilities, manage time, as well as possess an orientation toward details.

  • Ability to calculate figures and amounts such as discounts, interest, percentages, area and volume.

  • Four year Bachelors degree in landscaping architecture, horticulture, or related subject preferred; or two to four years’ related experience and/or training; or equivalent combination of education and experience.

Language Skills:

  • Ability to read, analyze and interpret general business information.

  • Ability to respond effectively to sensitive inquires or complaints.

  • Ability to write marketing materials in original and innovative style, write reports and business correspondence.

  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Reasoning Ability:

  • Ability to solve practical problems and deal with a variety of concrete variables in situations where limited standardization exists.

  • Ability to interpret a variety of instructions furnished in written, oral, and schedule form.

Physical Demands:

  • While performing the duties of this job, the employee is required to stand; walk; sit; use hands to finger, handle or feel objects, tools or controls; reach with hands and arms; climb stairs; balance; stoop, kneel, crouch or crawl, speak clearly, and hear well.

  • Must be able to lift 20 to 50 pounds on a regular basis; on occasion will lift up to 100 pounds.

  • Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment:

  • Employee must be willing to work extended hours in a demanding and sometimes stressful environment. Evening and weekend work is required at times.

  • While performing the duties of this job, the employee may be periodically required to work outside and may be exposed to cold, rain, wind, and other weather conditions customary to their location.

  • The noise level in the work environment is usually moderate.
